1- To start a conversation you can say

1st tip

When you ask questions, in the TEF you are expected to have NCLC level 7, which corresponds to level B2, so you must use formal language. Therefore, to vary the questions, use "Y a-t-il" (Is there any) – it's nicer and more formal.

Y a-t-il des commerces à proximité ?

Y a-t-il un ascenseur dans l’immeuble ?

Y a-t-il une école proche de chez vous ?

Then you can connect your question to information you read in the ad. You can say:

Il est mentionné dans l’annonce que............donc je voudrais savoir......

For example

Il est mentionné dans l’annonce que le prix du loyer ne comprend pas les charges donc je voudrais savoir à combien s’élève les charges mensuelles de l’immeuble
